Welcome to Southbeach Weligama’s official website. By using our website, booking our services, or staying at our hotel, you agree to comply with and be bound by the following Terms & Conditions. Please read them carefully before making any reservation or use of our services.
1. Child Policy
- Children 5 years and below – Free of charge when sharing accommodation and meals with parents.
- Children 6 to 11 years – Will be charged a third person supplement for accommodation and meals.
- 12 years and above – Third person supplement and full meal rates are chargeable additionally.
2. Check-in and Check-out Times
•Check-in Time: 14:00 hrs.
- Early check-in is subject to availability.
• Check-out Time: 12:00 hrs.
- Late check-out is subject to availability.
- Until 6:00 pm – 50% of the room rate will apply.
- After 6:00 pm – 100% of the room rate will be charged.
3. Confirmation, Guarantee & Cancellation Policy
3.1 Confirmation
Please note that no reservation is confirmed until written confirmation is received from the hotel. Kindly confirm your preferred suite category to enable us to create a tentative reservation and provide payment details.

- A 30% payment of the total invoice amount is required to confirm the reservation.
- This amount is refundable if cancellation is made within the applicable free cancellation period.
- The remaining 70% balance must be settled no later than 30 days prior to the check-in date.

Stay Dates: 01st November 2026 – 23rd December 2026 / 16th January 2027 – 15th July 2027
- Cancellations made up to 30 days prior to arrival – No charge.
- Cancellations made 14 to 29 days prior to arrival – 50% of the total stay will be charged.
- Cancellations made 0 to 13 days prior to arrival – 100% of the total stay will be charged.
Stay Dates: 24th December 2026 – 15th January 2027
Cancellations made up to 45 days prior to arrival – No charge.
Cancellations made 14 to 29 days prior to arrival – 50% of the total stay will be charged.
Cancellations made 0 to 13 days prior to arrival – 100% of the total stay will be charged.
No-Show Policy:
In the event of a no-show, the full stay will be charged, and no refund will be processed.
4. Rates
- USD rates are applicable only for foreign passport holders.
- LKR rates are applicable only for Sri Lankan residents and/or resident visa holders.
5. Swimming Pool
- The swimming pools are ungated.
- Diving is prohibited.
- Guests use the swimming pools at their own risk.
- Children must be supervised by a responsible adult at all times.
6. Beach & Ocean Safety
Southbeach Weligama is located directly on a public beach where sea swimming and surfing are popular activities.
- The beach is a public beach.
- There are no lifeguards on duty.
- Ocean conditions can change rapidly, and currents may be strong.
- Guests engage in swimming, surfing, and other water activities entirely at their own risk.
- The hotel accepts no responsibility for accidents, injuries, loss, or damage occurring on the beach or in the sea.
Guests are advised to exercise caution and assess weather and sea conditions before entering the water.
7. Parking
Parking is available on-site. However, vehicles are parked entirely at the owner’s risk. The hotel does not accept liability for any loss or damage to vehicles or personal belongings left inside vehicles.
8. Driver’s Accommodation
Driver’s accommodation is not available on the property. However, local guest house recommendations can be provided upon request.
9. Pets
Pets are not permitted on the property.

11. General
